The year 2020 and 2021 were good years for the residents of Hallandale Beach. With the help of former State Representative Julio Robaina - I am incredibly proud to share that I sponsored the Condominium, HOA & Co-Op Transparency Act. This ordinance was adopted in 2020 with amendments in 2021.
This is the first legislation in Florida providing transparency for condo owners left behind by lax state laws.
I have hosted several meetings with law makers specific to condo law reform. The above video is the first of several sessions.

Meet the Office of the Florida Condominium Ombudsman Spencer Hennings, Esq., Senator Ana Maria Rodriguez and former State Representative Julio Robaina.
Also discussed tonight were proposed policies I am sponsoring at our commission meeting tomorrow:
1. An amendment to the Condominium & HOA Transparency Act: I am proposing that associations will also be required to register on an annual basis the date of the original building certification, the status of recertification, whereby associations will need to indicate if the recertification inspection is in the process or past due. In addition I am proposing that a copy of any report of a professional engineer or architect concerning the structural, electrical or life safety conditions of a building within the control of the association issued within the previous year be registered with the City.
2. REDUCE RECERTIFICATION INSPECTIONS TO EVERY 5 YEARS!
I am also sponsoring a resolution urging the Broward Board of Rules and Appeals to require more frequent safety inspections of condominiums. I am calling on inspections to put buildings on notice of future repairs and allow a more reasonable time to accumulate the necessary funds and protect lives!
3. I am sponsoring a resolution whereby I am calling on prevention vs. condemnation! This resolution urges the Florida State legislature to mandate 5-year building safety inspections of condominiums and require that reserves be maintained to address anticipated repairs.
I will keep you updated on whether or not the above policies I am sponsoring pass. The commission meeting will be held tomorrow, 8/4/2021 at 5:30 p.m.
